Buying a house is a major financial commitment, so the last thing you want is to move in and then find a major problem that could be extremely costly to rectify and not have the budget to fix. Having a professional conduct your pre-purchase timber pest inspections takes the worry out purchasing a property as it enables you to make an informed decision to alleviate any nasty surprises later.
At the timber pest inspection, our inspector will carry out a thorough check of the inside and outside of the dwelling. This includes any outbuildings or the like and also the ceiling void if access permits.
We encourage the client to attend the pre-purchase timber pest inspection and after we have conducted the inspection, it provides a great opportunity for the client to discuss any concerns and for the inspector to talk the client through any significant items that have been identified.
We pride ourselves on providing a comprehensive but easy to read report. It contains photos which makes it easier for the client to identify the area of any significant items together with an explanation detailing its location, what the item is and a recommendation as to what action should be taken.
The timber pest report has a number of significant items for which information is provided and in particular it provides details on whether any evidence of the following has been found:
When determining the presence of timber pests it is vital to use specialised equipment. A multi facet donger provides the trained ear with information of any changes in the wood structures such as skirting and architraves. A moisture meter gives details of high moisture readings which gives insight to the inspector that further investigation may be required. A thermal sensor identifies movement from within a wall or underneath the surface to which it is testing. All equipment is non invasive which means that no indentations are made when various tests are being carried out.
So when it comes to timber pests, it is best to leave it to the professionals with the appropriate equipment and knowledge to determine whether any underlying risks or infestations are imminent.
