Commercial inspections are similar to building inspections, pest inspections or other special purpose inspection. The main point of difference is the construction and zoning of the building which deems it to be commercial in nature. The constructions methods of commercial premises are sometimes different from residential dwellings and the finishings/linings are generally minimal in a commercial situation especially where there is an office area and a workshop area.
Whilst the need for commercial inspections is less common, it is certainly a good option for a purchaser to ensure the building is sound as any defects can be factored in at the outset. This in turn will create less disruption to business of the purchaser or of the tenant as items can be addressed sooner rather than later which helps keep up good relations between the purchaser and a tenant.
